Why do real estate appraisals continue to be one of the most controversial components of a residential transaction?
+
(Photo via Lifetime)Related PostsLifetime channel premiered its latest show, Girlfriend Intervention last night, and it lived up to all the side-eyes people were already giving it. The show takes a white woman who feels downtrodden about her look and her life and connects her to four fairy black girlfriends.
−
In fact, about one quarter of real estate transactions have had "some sort of problem with appraisals," said Jed Smith, managing director of quantitative research at the National Association of Realtors.
+
The four are Nikki Chu (interior designer), Tracy Balan (hairstylist and makeup artist), Tiffiny Young (stylist) and Tanisha Thomas (soul coach).
−
"In a rising market, appraisals tend to lag behind the market because appraisals are looking backward and the market is looking forward," Smith said.
+
The show鈥檚 tagline is Trapped inside of every white girl is a strong black woman ready to bust out.
−
Many appraisers and housing analysts believe problems arise from two areas-the definition of <a href=http://www.alportico.net/prodotti/christianlouboutin-sale.jkmsw.php>Cheap Christian Louboutin</a>  "market value" and out-of-area appraisers sent to evaluate properties outside of their areas of expertise.
+
Let me find out that our souls have been kidnapped by unaware white women. Let me find out!
−
Mercer Island's Richard Hagar, a nationally recognized authority on real estate appraisals, said there is a difference between appraisers "market value" and the "market value" recognized by buyers and sellers.
+
Girlfriend Intervention doesn鈥檛 even try to act like it鈥檚 not a show that places the womanhood of Black and white women on some <a href=http://www.avanttravel.com/page.php?sale=Louboutin-Sale-Shoes>Louboutin Sale Shoes</a>  sort of scale. That in itself is insulting to every聽woman because it鈥檚 defining our behavior by our skin color.
−
"By law, appraisers must follow a federal definition of market value for lending appraisals," Hagar said. "However, agents, buyers and sellers have a different opinion and that is what creates major conflicts. By design, the federal definition of market value is more conservative-the most probable price. While for agents, buyers and sellers it remains the highest likely price."
+
The show鈥檚 message is that every white woman needs a black girlfriend (or 4) to set her straight. Also: white women need paid guidance counselors. Oh and Black women are confident robots who put style above everything else.
−
Hagar's point appears well taken. Jonathan Miller, another appraiser and national expert, said appraisers are facing an increasing number of accusations from buyers and brokers that valuations are coming in too low and under the agreed upon sales price in housing markets where prices have jumped rapidly in recent months.
+
One of the biggest problems with the show is Tanisha, and that鈥檚 because she鈥檚 created a reputation for herself for being every bad  about Black women. The woman of Bad Girls Club infamy is in no position to be anyone鈥檚 Iyanla Vanzant.
−
Some neighborhoods have seen prices rise 25 percent in the past year. The appraisals, however, haven't caught up to reflect the rise in prices, real estate salespersons contend. And, all expect highest likely price not highest probable price.
+
On the show, she epitomizes every bit of the loud, neck-swerving, sassy black woman, and she takes her 鈥渏ob鈥?very seriously. She鈥檚 also the expert in the Black woman experience, apparently.
−
Miller says that most property valuations are valid, but a big contributor to the problem is due to markets that are moving too quickly and "inconsistently." The markets that are seeing particularly scarce inventories and bidding wars may see valuations that can change "within a couple of weeks," Miller said.
+
In the first 10 minutes of the show, the following lines are uttered by Tanisha:
−
A low appraisal can prompt buyers to try to renegotiate a lower sales price or force a buyer who is trying to get financing to find a way to come up with more money in order to proceed with the sale.
+
Joanie is married to a FINE Black man. A Black woman would never let herself go with a man like that.
−
Bank failures and fraud led to a move away from the "highest supportable" value. In 1989, that term was <a href=http://capstone.edu.sg/clreplicashoes.php>Christian Louboutin Shoes Sale</a>  replaced with "most probable." According to Hagar, this adjustment was forced on appraisers so that when values were skyrocketing upward, appraisals would likely come in under the top-end sales price.
+
With Caucasian women, everyone is really afraid to say how they really feel.
−
While borrowers and real estate agents have the right to question an appraiser before allowing the appraiser access to the property, few borrowers elect to do so.
+
There is not a sister on this earth who ll miss a red carpet event because she feels fat. That s a white girl problem.
−
"The goal of the conversation should not be to influence the appraiser," Hagar said, "but rather to ask the appraiser questions about their area knowledge and experience as a method of screening for competency. In our experience, appraisers traveling 150 miles from their office is an indicator that the appraiser is likely not geographically competent."
+
The other women weren鈥檛 much better in what they were saying. Tanisha was just the loudest. The girl lacks an inside voice, but it also makes her words more noticeable. One of them (Tiffiny) even mentioned how white women aren鈥檛 happy unless they鈥檙e a size 2.
−
From the homeowner's perspective, the appraiser should be viewed as an extension of the lender. For many years, lenders had approved lists of competent, third-party providers who would provide the proper service for the amount charged. <a href=http://capstone.edu.sg/images/gucciusaonlineoutlet.php>gucci outlet</a>  Some lenders truly cared about the reputations of third-party providers they choose to include under their umbrella. According to Hagar, that no longer is case because lenders are deluged by volume and have hired appraisal management companies (AMCs) to manage the load.
+
Holy sweeping statement, Batman! The show was full of it.
−
"From our point of view, the largest banks don't appear to be hiring the best and brightest appraisers, they appear to be hiring based on fast and cheap," Hagar said. The cheapest appraisers often do not have adequate knowledge or experience and, as a result, produce poor quality appraisals that harm everyone. They spend 15 minutes walking around before disappearing and their reports often kill the deal."
+
It was also full of tired and <a href=http://www.alportico.net/page.php?sale=True-Religion-Cargo-Pants>True Religion Cargo Pants</a>  outdated phrases like YOU GO, GIRL! GET YOUR GROOVE BACK, SISTER!!! YES, GIRLFRIEND! I wanted to slide out my chair onto the carpet because it took itself so seriously but was so comedic that it seemed like satire.
−
If you are preparing to purchase or refinance a home, take the time to ask the appraiser a few questions about his or her background before they visit the property. Ask if they have appraised your type of property recently in your neighborhood. Inquire if the appraiser is a member of the multiple listing association and if the person has access to MLS property data. If you don't like the answers given, contact your loan representative about hiring a different appraiser.
+
I was sure Ashton Kutcher was going to jump out and be like 鈥淵ou鈥檝e been Punk鈥檇! This isn鈥檛 a real show but a skit on .鈥?

Tom Kelly's novel  is available in print at bookstores everywhere and in both print and Ebook form from a variety of digital outlets. Follow real estate agent and former basketball coach Ernie Creekmore as investigates the disappearance of his star player on a late-night boat. Check out the national reviews and put on your list.

But nay. Joanie was given a terrible makeover where the hairstylist just weaved her up, her home was decorated like an IKEA store threw up and she wore her own clothes mostly. Her 鈥渟oul鈥?was fixed by going to a salsa class (she used to be a  dancer. Yes, to them this made sense). And at the end, the ladies assured her that she now had 4 sisters, and 鈥測ou know what they say once you go Black, you can t go back.

I wish I was making this stuff up. Girlfriend Intervention had to be produced by clueless white producers who didn鈥檛 have a person of color to tell them to have a seat because this show is offensive for many reasons.
 +
One of those is that they have 4 Black women who are trying to fix someone鈥檚 life and none of them can fix their own hair to look right. Chile, BYE.

Lifetime didn鈥檛 just jump the shark. They somersaulted off the cliff into the shark鈥檚 mouth. I didn t watch BAPS, and I heard that was bad, but Girlfriend Interventions is definitely a mess too. It is not worth watching, and I predict that it won鈥檛 be on air for long.
