The strengthening job market has more economists gaining confidence about the direction of the housing market over the next two years, according to a newly released Reuters poll of 29 housing analysts, including investors and economists.

The Oakland Raiders open their 2014 season on Sunday in New York, visiting the Jets, and their season, as well as the mid-term future of the franchise, lies squarely in the hands of rookie quarterback .
The economists surveyed expect existing-home sales to increase to 5.25 million units in the first three months of 2015. Currently, existing-home sales stand at 5.09 million. In May, the same group surveyed had expected much slower gains at 5.1 million expected in the first quarter Gucci Shoes of 2015.

After consecutive 4-12 seasons, head coach and general manager are under the gun from fans and an increasingly impatient owner to not only show marked improvement, but to contend for a playoff spot. It鈥檚 a tough situation to be in, and one made tougher when handing the most difficult job in sports to an inexperienced player.
What's more, those polled expect home resales to continue to inch up in 2015, reaching 5.29 million by the second quarter of 2015.

Shining in preseason
The job market is why most of the economists are starting to change their tone about housing's outlook. For the past six consecutive months in July, employers added more than 200,000 jobs.

Carr was taken in the second round of the 2014 NFL Draft by the Raiders, with the intention that he would become well-seasoned with a couple of years of understudy duties behind newly acquired quarterback Matt Schaub. As typical with Raiders teams of the recent past, the plan didn鈥檛 exactly work out.
"Low mortgage rates and improving labor market dynamics should remain conducive to gradual growth in the housing sector," Gennadiy Goldberg, a strategist at TD Securities, said in a recent note to clients.
+
Schaub struggled to make an impression in the preseason, and ended camp sidelined with a sore elbow, eerily reminiscent to the Raiders鈥?failed experiment with quarterback Matt Flynn last season. Given an opportunity, Carr shined in the final preseason game against the Super Bowl champion Seattle Seahawks, completing 11 of 13 passes for 143 yards and three touchdowns.
The housing analysts surveyed expect mortgage rates to rise slower than Gucci Outlet Store they originally thought in May. Still, they contend rate rises are looming with expectations that the Federal Reserve will slowly begin to increase its benchmark interest rate around the middle of next year. The Fed has held the benchmark interest rate near zero since 2008.
+
With that single performance, Carr elevated himself to be the first rookie starter in Raiders history, and the first of the rookie signal callers this year to get the call for their True Religion Jacket teams.
The economists polled expect the 30-year, fixed-rate mortgage Christian Louboutin Shoes Outlet to rise to 5.25 percent in 2016. That is a slight drop from the 5.68 percent average they had predicted in the May poll.

The 30-year fixed-rate mortgage is currently averaging 4.10 percent, according to Freddie Mac.

It used to be rookie quarterbacks took their lumps early in their career 鈥?for years, the prevalent thought around the league was to gently groom quarterbacks over several years (see Aaron Rodgers, Green Bay Packers). Recently, the rookie-year successes of quarterbacks like Andy Dalton (Cincinnati Bengals), Andrew Luck (Indianapolis Colts), and Robert Griffin III (Washington Redskins) have changed the minds of many football coaches and general managers.
Nevertheless, the economists say the housing recovery likely won't be derailed by a gradual increase in mortgage rates.

For Allen and McKenzie, this might be their final opportunity to prove to Raiders owner Mark Davis that they are the minds to lead the franchise on the field. For two years in a row now, they鈥檝e brought in new quarterbacks that have not panned out as expected. Their reputations as evaluators of talent are on the line. If they miss with Carr, it would be three strikes at football鈥檚 most important position, and 鈥淗elp Wanted鈥?signs will be posted at Raiders headquarters.
"If a rise in mortgage rates comes with a stronger economic recovery, the housing market will be able to absorb it," Alexander Lin, an analyst at Bank of America Merrill Lynch, told Reuters.
