The way to Execute a Rental Inspection

There are 2 kinds of rental inspections. The first one can be a vacant inspection that are usually move-in inspections and move-out inspections. They may be entirely distinctive from the second kind of inspection which can be an occupied inspection. With an occupied inspection, you're typically managing how your tenant takes proper care of the house.

Property Manager Tampa - About 5 years ago, we started to do vacant inspections with videotape and it has really changed how you do inspections. They may be perhaps the world’s most boring videos: we start outside and video the whole of the outside the property. We move inside. We go into every room, videotape every floor, wall, ceiling, inside every cabinet, every appliance. For most properties, they may be almost half an hour long. And then each time a tenant moves out, perform exactly the same thing. While we are will make an insurance claim about the deposit, perform it from that which you can in fact prove in the video. We bring both videos together and compare the two. These types of videos are extremely objective rather than the way we used to it using a checklist. The checklist can be very subjective, using comments for example fair or good which could mean different things to various people. The video provides that objectivity.

One other thing that people like about videos is that we rarely have deposit disputes anymore. After we do a move-out video, we send the deposit claim off and away to the tenant. Oftentimes, the tenant will call claiming they left the house as tidy as once they moved in. The tenant doesn’t remember and we don’t remember, in order that is the reason we videotape. During these situations, we invite the tenant for work and check out the videos together. Most of that time period, since the way is very objective, the deposit dispute disappears. The tenant usually agrees that it's a valid claim. So this is a good reason to make use of move-in and move-out videos for inspections and we highly recommend them.
