The way to Do a Rental Inspection

There are two forms of rental inspections. The first is a vacant inspection and these are typically move-in inspections and move-out inspections. They are entirely distinctive from the 2nd type of inspection which can be an occupied inspection. With an occupied inspection, you're typically maintaining the tenant is taking proper care of the property.

Tampa Property Management - About five-years ago, we started to do vacant inspections with videotape and contains really changed the way we do inspections. They may be probably the world’s most boring videos: we start outside and video the entire outside of the property. Then we move inside. We walk inside all the rooms, videotape every floor, wall, ceiling, inside every cabinet, every appliance. For the majority of properties, they are almost half an hour long. Then whenever a tenant moves out, we do exactly the same thing. While we are making an insurance claim on the deposit, we do it from what we can actually prove from your video. We bring both videos together and compare the 2. These kinds of videos are extremely objective instead of the way we used to do it with a checklist. The checklist can be extremely subjective, using comments such as fair or good which can mean various things to different people. The video provides that objectivity.

The other thing that people like about videos is always that we hardly ever have deposit disputes anymore. After we all do a move-out video, we send the deposit claim on the tenant. Oftentimes, the tenant will call claiming they left the house as tidy as after they moved in. The tenant doesn’t remember so we don’t remember, so that is the reason why we videotape. In these situations, we invite the tenant to the office and check out the videos together. Most of times, as the strategy is very objective, the deposit dispute goes away completely. The tenant usually agrees that it is valid claim. Making this reasonable to use move-in and move-out videos for inspections and we highly recommend them.
